Well, it’s been a long time coming. We are finally getting started with opening up & building trails around the LP Painted Ponys Farm. It’s exciting, it’s hot & sweaty work, it’s uplifting, it’s hard work, it’s not in-expensive! All of these rolled into one…

After calling several tree companies in our area and having the Harnett County Ag guy(s) come out we found a tree cutting and property maintenance crew with an arborist on their team as well. Friday was the first day out for Around the Clock Tree Care Professionals out of Lexington, NC and a good day it was. Only three folks came out today, we met, went over the projects we are looking at and how to mesh them together.

The trees leaning towards the shop were prioritized as needing to come out &/or be trimmed first. Several trees were removed before I got my camera to start taking pics… There are limbs already on the ground from this tree.

Trees taken out behind the shop as well.  We will have part of the trail circling past the shop.  Thankfully, Hurricane Mathew actually cleared out some of the scrub/thorny vines and we actually have partial paths cleared and ready now(no good pics of that).

Due to finances, it will take a while to have trails weaving throughout the whole wooded parts of the 11 acres (approximately), but we are now started!!  The tree company will be coming out at least 2 more times this winter (may be a couple more, not sure yet).  Besides doing the tree removal for trails, we will be removing some more trees in front of the house and also removing some of the "bushes" that are taking over literally right in front of the house.  Eventually, the whole front yard will be done as an edible garden (fruit trees, raspberries, blueberries, strawberries - still playing with other berry ideas) and then butterfly & bee attractant bushes and mosquito repelling bushes....

The plan was to start moving the downed trees this weekend (the trees were dropped Friday morning), but Saturday I woke up feeling blah and by noon I was running a fever.  Later in the evening that fever went from bad to worse as it climbed to 102.+* (F) and pain bloomed thruout my sinus(s).   I accomplished nothing at all yesterday and so far today, I've been in/out of bed or stretched out on the couch (until now).  After a mega hot shower, the fever has broken but ...  bleh...  I am now able to type.  DR's office tomorrow(maybe) to see what's going on...

We will be removing some of the shrubby flower bushes in front of the house and trimming/pruning the others once full winter is here.  I didn't know how to do that last year and will be learning to do it this winter.  Not sure yet what we'll plant in place of the ones that will come out.

WOW!  Looks like lots of positive changes going on for you, and the pictures of the flowers are just GORGEOUS!!!!

Hope your feeling better Paula :) Nothing worse than being confined to the couch when your not feeling too well.

The works at your place sound great :)  I have to agree with Larry though in regards to the peach tree ( im thinking of pulling mine out)

Peach trees are prone to "Curly leaf" and I just cannot seem to get rid of mine. Im going to give it one last spray around March next year as the leaves start to drop off.

I have two peach trees and two nectarine trees and are in the "orchard" in a group of 4 trees - and all suffering the dreaded "Curly leaf". The one nectarine tree that has given me plenty of fruit the last three years , hasnt produced any fruit this year. The four trees are looking very average tbh.

 lovely! I missed this thread somehow.
We have a creek running through our property and it divides our house and pasture (4 acres) from our wooded (8) acres. You will love the trails through the woods! We use them for 4 wheel riding, horseback riding and walks. It's heavily wooded with blackberry bushes, beauty berries and muskidine. Love home made jelly.
I would love some fruit trees, but we are loaded with squirrels and don't think they would fair well. Though I am sure the squirrels would!!

Paula's flowers are a good example of how the wonky weather has the plants all funked up too though.

I'm not sure what variety her roses are. If they're the common Knockout variety it's late in the year for even those to blossom. But they favor a type of heirloom variety to me. Also, rhododendrons usually flower in early spring and summer, so I'm quite surprised to see THAT!

Hopefully, as the slower winter season sets in, I'll get a chance to go up and visit and enjoy the new trails.

Story time -

Finally feeling a "little" better.  A trip to the Dr (lost at least one, possibly two, days to the fever - no recollection).  Missed a day of work while caught up in the one (I thought I was scheduled for the following day) and then called in for the next and boss is mega put out and let me know I was "on notice" and needed a Drs note when returned to work. 

DID make it to my already scheduled appointment on Wednesday.  Fever had broken at home before I took my shower but was at 99* when I went in and during the hour I was sitting in the office it went up to 102* (again!) but this time using the much higher quality medical thermometers!   U kno - I don't think I've ever been tested for the flu before?  THAT was TERRIBLE.  I thought they were trying to pull an "Arnie" on me (pull a bulb tracker out of brain thru nasal cavity - can't remember which movie it was - Larry would know).  Wow.  And wouldn't you know, my nose was actually relatively clear right then (no yucky mucous since I'd cleared it w/ coughing/blowing in the waiting area- people shifted around the longer I waited, didn't blame them)...  No flu.  Hmmm....  Dr listened to lungs and then had me move my Tshirt around to listen again...  Id forgotten how cold a stethoscope could be, chills started again and did not stop (for several hours).  Dr not at all happy.  Said fluid behind both ear drums (ears have not hurt and trust me, I've had ear infections before) & lungs were heavily congested, but not rattling - not pneumonia.  Decided to treat for bacterial (due to high, lengthy fever) bronchitis and asked if I needed a cough syrup prescribed.  I'd tried 2 different ones otc, they hadn't touched the cough and I was coughing till vision narrowed down and close to passing out (due to out of air?).  Went over the chart that last year had noted i was allergic to all antihistamines (?? not sure where that came from?).  She then gave me a scrip for a typical "Z pack" and a cough syrup.  The scrip for the "Z" was called in - I had to hand walk the cough syrup in and give info in person.  She then handed me a $20 coupon for the scrip.  WOW, what IS this stuff - I briefly wondered...  Given the Drs note and told if NOT BETTER by Sat/Sun (end of "Z pack") to come in next week again (they would be open Mon - Wed normal hours and short staffed on Thur/Fri during Thanksgiving).  I sat in running truck for a while - waiting for the heater to warm me up (it's over 70* f, WHY am i so COLD??) enough that the shakes lesson.  30 miles w/ 2 stops on the way home seemed to stretch forever and I really wished someone else had been driving (I've never really experienced that before...)...  I called Larry, waking him up, and told him he needed to get checked too.  So he immediately called and also got a Drs appointment (he'd come down ill and had had a fever as well - we are not usually both sick at same time - the whole 30 yrs that we've known each other, 28 married).

"Z pack" is ready, but young lady at the drop off counter had to call a pharmacist up to assist her with the cough syrup.  Turned out - they didn't have it (CVS pharm).  Said they could order it, but wouldn't be in till NEXT Monday (?? - our vet clinic can order and have product in the next day - REALLY???).  She called several other Pharmacy's - the further out she called - the more of a "heart attack" i was having.  WHAT was in this stuff - gold?  No one had it.  She then called back to Lillington and found a small pharmacy that had it - but they closed at 6 pm and I wouldn't make it back there in time to get it (I was at a pharmacy 10 miles from my house and 20 miles from Lillington/Drs office/pharmacy) with Ft Bragg traffic coming home now.  So I said OK, I'll be back out to get it tomorrow. 

Larry turns out to have a "touch" (??) of bronchitis - but Dr wants Xrays of his chest.  So we get up the next morning (Thursday) and head out.  Good thing I guess...  Got to Pharmacy (I'd been confused by the name - it had changed!) and it's one I'd used for years next to the IGA in Lillington where I used to work in 04, 05 & 06.  Don't know if this cough syrup is new, but they had a few bottles...  Did paperwork and Larry and I sat down to wait.  We did talk about going to the hospital (new one opened right before we moved to our new property) to do his Xray and come back, but decided to just wait.  Moments later, the woman who'd run my 'scrip card came out and said it wouldn't run - that it was no longer in effect (Larry - HUH??? I use it all the time.  He would have to check on that).  Well, would you still want it - it's $300.  GULP!!  Larry and I looked at each other and then another coughing fit hit.  He said YES, we can do that (me -  :o  ).  And we waited again...  I had already had my "heart attack".  Then the woman who called us that it's ready - seemed to have one right before ringing it up.  I told her I'd already had one...  Then she held up the bottle and I have another "heart attack" - it's almost the size of a bottle of Strongid that I use to double dose 15 full size horses or 30+ Shetlands with!!!!!!  O.  MY.  GOSH.  "Uh, don't you have it in a smaller bottle" - checked - "No, this is the size your Dr prescribed".  "O...".  "Still want it"?  "Yes, but do need a pharmacist to come tell me about this "bottle of gold" - have no idea what it is".  Turned out - it's the stuff I usually take (& had been) OTC but in higher (better quality?) dosage AND with Hydrocodone Bitartrate added...  It is to lengthen the time between coughing episodes and shorten the time spent coughing (it works!)...  But still WOW.  Hycofenix (TM) - hydrocodone bitartrate, pseudoephedrine HCI & guaifenesin in 2.5mg/30mg/200mg per 5 ml dose.  I take 10 ml dose every 4 hours (as needed) for cough.

The stuff smells wonderful - w/ that scent I wasn't at all prepared for the brew affects!  I almost spewed the whole dose across my kitchen as my stomach heaved when I tipped the dose cup up. The gagging/throat spasms were hard to work thru - the dose so bitter my eyes also watered...   I've moved the dosage out to 6 hours when I sleep & 4.5 to 5 during the day.  My body lets me know when to take again - the coughing fits wake me up or hit at those times currently.  Yesterday, Friday, was day 3 of "Z pack" antibiotics and I was still running a fever for while (but outside longer catching up on chores and farrier appointment which was cut short - since I forgot to cancel).  Definitely hurting yesterday after way too long of a "normal" day.  DID stop to pick up daughter/1 granddaughter - we were out of feed for ponies, hay for "special ponies", rabbit feed, cat food & chicken feed.  Picked up Arby's sandwiches & SIL, other grand daughter met us at our house.  Quick meal, then they helped unload all the feed (thanks, family!!).  Then they headed home and I settled down on couch with a sigh...  Larry soon had to get ready for work.  When he coughs now, I can hear his rattling - but he does have to go in tonight - doesn't want to use all sick days AND no-one to cover for him this time...  :(   But he's off normally tonight & tomorrow, so he'll get some more rest himself (hopefully.  He's coughing pretty bad, now, too.  No, he can't take what I have due to his blood pressure & specific meds he takes daily.  The web portal, where the results of his xrays are to be posted, wasn't up yet last night).

I can say one thing.  It's 537 in the morning here.  I've been awake since the coughing fit woke me at about 330 am...  After a quick pit stop, I took the cough syrup again.  The gag reflex is gone, the stomach no longer heaves and I just shiver thru the throat spasms - the nasty stuff does work and I sure shouldn't have any problem with weaning off of it.  This is the best, and most coherent, I've felt since last Friday noon!  Don't know if it's too soon to hope I'm getting better...

I was thinking the pink ones were Azalea's (well, they are - just didn't realize that they are in the Rhododendron family/genus)...  So know I know we are both right,  :D

and the white one - I would NEVER have thought it was a rose.  Still weird to me...  But went to lunch last Friday with Vicki and she was going crazy.  Before I came home, she searched and searched - because she also thought of it as a rose, too.  Took a long time (30-45 minutes) and then she found it, we think.

Horrendous price, for sure, but if it's working for you, then I'm glad you invested in it.  Coughing fits are so horrible, not being able to catch your breath!  My daughter just prescribes a Tylenol with Codeine for me for coughing, since it's the codeine that works for me -- and I hate taking liquid cough syrup because of what you went through.  But, I do have a liquid cough syrup with codeine that I glug down when in between the tablets.

Do you know the name of it.  Last year I brought 60 of something that look very similar and , I cant remember what they are called ( everyone thinks its a great joke as its been on the tip of my tongue for so long, the name just wont come out ) LOL !!

Ryan - it is a type of Oak, but have no idea which one.  A lot of what we have is just called "scrub oak" - and you'd (or I did) think of it as being ground cover - until you go to cut it down and realize how many of the "scrub oak" you have that's that big!!

Others are quite small - and we'll be removing them.  The tree crew is supposed to come back out again on the 3rd of December.  But I have no idea if I'll have the trails marked out at this point or any of the larger trees chosen to come down.  Now that I know how, I can (and will) remove the smaller ones.  This "chest cold" has really BAD timing!

As to coughing and getting better - the "Z pack" is done, but still taking the cough syrup.  Thing is - its causing me to cough but not enough to bring mucous up/out.  So now, my tummy rolls and then I get sick.  Yea, just what I wanted - NOT.  This is terrible!!  How do smoker's ever deal with this?  My chest feels like it's on fire.  I'm back at work, but was thankful yesterday to get off a little after two pm (7 hours instead of 10).  I made it home (thru several coughing fits - just short of terrifying) and then "crashed" for a lovely 2 hours nap.  Hope I can do the same today - then off until next week...  Barely keeping stock taken care of, it's terrible and really needed to hit all the weanlings with 5 day wormer pack, sigh.

Have to run - shower & off to work.

Well, it's been almost a month and I'm still dealing somewhat of the bronchitis.  Feel better for a while, then start coughing for a while.  Still get VERY tired pretty quick (last week, 10 hour days at work were "killer" - just short of 40 hours in 4 days.  + chores + drive time both ways.  It was a long week, LOL.  I SOOO enjoyed Friday (farrier changed to later this week), I delivered Koal to Vicki and took a bit of a break at her place.  Sunday, while it poured rain, I spent a lot of it napping.

Spent 5 hours out on Saturday - marking trees and measuring paths.  Did mostly 10' between larger sized trees, some are wider between.  With rain pouring at 4 am this morning, I mistakenly thought the tree company wouldn't be able to work today.  They proved me wrong.  They arrived a bit later than planned and then had to leave a bit earlier but we got a lot of paths worked on w/ trees removed and/or limbed to allow passage of wagons/riders at heights of 12'.

The red outline delineates what was turned into paths today and in the near future (haven't quite got all the trails marked)..  The 2 sections outlined in blue still have to have trails marked out - may take up to several years.  They aren't quite accurate around the house at the bottom of the pics - I don't know exactly where his 3 acres lie at the moment(originally part of our property).  We'll need to find out as we lay out those trails - so we don't encroach on his acreage.  The purple lines show where the ponies are w/i the pony pasture. "G" stands for girls and I swap them back and forth - Sr/Jr mares.  The "B" is boys pasture - the Arab mare, Ellona, is also out there.  "RP" stands for the 60' round pen, and "2" stands for the blue panel pen behind the barn that currently has 2 stallions and a mare in it.  The next pony pasture is to be between the bottom row of trees (by the blue line) and the barn/round pen and #2 pen.  The dimensions aren't accurate (and my lines are not straight), but it gives you an idea.  With 21 acres total, we have between 10 & 12 in the wooded areas.  With the number of trails we've already started with, I see being able to weave trails that will last between 2-3 hours of riding/driving time. 

WHEE FUN!!  I can't wait until they are all done and we are able to drive them!

The tracks/trails are going to be amazing , so glad you have some starting photos that you can compare back to. Its always great to see what once was and has been turned into.

Will you be planting trees along the paths (even though I see you have thousands throughout the property)

Actually, Ryan, I agree on the Before/After type pics.  Course, if I was real good, I'd have taken pics before they/we actually did the work.  It's pretty amazing to have so much of it "naturally cleared".  We decided that the reason it's so clear is the very weird weather we've had.  All the wet and rain and wind - there were MASSIVE areas that had no undergrowth this fall (thank goodness).  However - we did see where a new batch is started and if it were to stay warm - it would take off and we'd have to clear the trails of the vines (with large thorns!).  Also, both on our property and with some others I've already spoken to, there is a lot of damage to young trees - they are rotted/rotting and covered in moss which will cause other issues.  We are taking down a LOT of saplings for this reason - it completely caught me by surprise - and leaving the larger, established trees (which have no moss on them or hollowed out spots at the bottom).

Yes, we will be planting more trees.  Some, even around the "forest," will be fruit trees.  Probably not citrus (tho I do plan on planting some of those) - those I will plant closer to the house where we can care for it during the times when the temps plummet.  Figs do well, apple could be planted along some of the trails.  Others will be hardwoods - locust is a good one.  It will grow here (takes a long time) and is great for fence posts. Should have some when we need to be replacing some of our posts later.  Think Cedar will grow as well (have to check) - good for projects for us in the future and longer down the road, to whomever ends up with our property.  I'm hoping one or all 3 of the girls will do something that will allow them to take on the property, but not sure that will happen.  Their lives have taken some very different turns - tho they all do still have some interest in what we are doing with the ponies...  At this time, they aren't interested in the chickens or the rabbits (& when goats/hogs are mentioned they get quite disturbed!).  LOL

I'm learning more about the "permaculture movement" along with homesteading.  Trying to work out companion planting so that trees can have other edibles/herbs/nitrogen fixers planted around them that work together for the betterment of both.  Much to learn - and it's interesting, too.  Then to see if I can grow such plants - that be the biggest issue!

I think that satellite view was taken about 3.5-4 years ago.  I noticed when we were marking the trails in the red section that it was noticeably "clearer" than when the pictures were shot from above.  I'm wondering if either/both of the blue marked sections is similar.  There are now many large/larger trees down on the ground and few to no saplings growing around some of those. The dead trees already on the ground will mostly be left alone.  Some or most will be moved around to accommodate putting some trails thru the areas, but then will be left to naturally decompose.  A few of the less rotten/decomposed ones (hard wood) may be collected to add to our fire wood pile(s).  As we remove trees, it will be decided as to how/where they will go.  Some will be left to line the trails (keeping folks on the trails rather than going thru wherever they please), others will be moved to communal rot/grow piles and others will be completely taken out from the area(s) - to go to use for raised garden bed(s), firewood for home/small outdoor fire pit and bonfire pile (in the pony pasture).  There are a couple of large "pits" where BIG trees came down/uprooted.  Think we'll add some of the tree leavings back into those to back fill them, add some dirt and pony manure from pony areas, then plant into those to see what happens.  At least one of those is close enough to open areas that it will get plenty of sunlight to allow for planting some interesting plants/herbs.  I didn't take any pics of those yet.  Didn't even think about that, LOL.

The woman (& more than one husband) had owned this land since around 1997.  There is an amazing collection of trash in different areas - just in the red section and I know of several in the blue section in area just below house and/or sandwiched between our home and the 2nd one at bottom of pic.  One whole area is all kinds of wiring/cable.  May have been left by cable/power company but I'd like to think not.  All different sizes.  Some will be heavy & hard to clean up and move!  I've heard that Wayne, the last husband and whom we met, wasn't a heavy drinker - but there are a couple of different areas with a TON of beer cans just left to "rot" there.  Something tells me that I will find other areas when we start doing more trails. I will have well over 10 bags of cans to take down to the local fire department when I start bagging them.   The fire department then turns them in and uses the $$ for the fire department.  The fire department is about 2 1/2 miles down the road from us.  A very large or maybe several pieces of carpet are laying in one area dumped behind the shop.  I wonder if I move it what's under it.  Can I leave it?  These are just a few questions/thoughts that I have...  There are at least 3 different junk piles which we will eventually address.  I've found an old enameled bath tub which will hold water (we just need to move it to the paddock behind the house - haven't done that yet).  Another old enameled tub is in the area where he had a shooting range set up.  It's shot full of holes.  Will need to go to the dump.  Heavy and not easy to get any equipment to to pick up/move - SIGH.  Hmm, might be able to move it into an area where we can put it upright and use it to plant flowering herbs &/or flowers (I LOVE lavender and in the forested areas anything that will repel mosquitos would be good) - the bullet holes should help to drain it during our heavy rains! Ideas, ideas!  There is a lot of junk on this place - much of it buried under several layers of pine straw and other debris.

Yes, this property will keep us busy for years to come...  BUT I'm looking forward to starting to USE it, too.

Yesterday was such a beautiful day sandwiched between many gray, wet ones! I'm glad that I spent the time outside that I did, since today at work we had a couple of people out sick (1 employee and 1 very dependable volunteer) and I ended up "working in the back".  I think I recovered 20 of the 30 dogs after surgery.  My legs, back and overall desk chair conditioned body are very much complaining!  Our main vet is also sick and we all seem to have been or are sick from different things (I had/have bronchitis, another employee had the flu, current employee out has strep throat, vet probably sick due to several flying "jags" and exposures she's had - she too has a deep racking cough when it hits right now).  I washed the majority of the instruments from the surgeries (OMG - I haven't done that in over a year - thought my hands were raw from braiding, now I have mega cracked skin and a few ahhh abraded spots/cuts), did some of the laundry and then tucked back into my normal role of answering the phones and scheduling appointments.  I'd never been so glad to SIT DOWN, ROFL...  and it was such a relief to sit in the truck that I just sat for about 5 minutes before starting it to go home.  Even short handed and having a brand new piece of equipment go on the fritz, we were all out of there only 1/2 hour late! 

So, I've fallen asleep at least 2x while trying to catch up on email and forums.  I'm off to bed to sleep for healing (hopefully).

Paula, you have the type of place that I've always noticed needs attention in early winter. There's been enough time for the weather to knock out the undergrowth, leaving the saplings behind.

As I'm learning here, no matter how much you want to get it done RIGHT NOW, it is a work in progress. I only have 2/3 of an acre so I know for you it's 21x more irritating, challenging and at times depressing to see how much still needs to be done.

Having your plans mapped out definitely makes a bit easier though! We still need to get our place surveyed and it's too small to be able to effectively use the overhead shots for planning like you have.

You might try the Property Appraiser's site in your County.  Usually they have aerial shots, and you should be able to "blow it up" and give yourself an edge!

I agree Julie - It's been a lot of depressing!!  I do know that there is a lot less undergrowth this year than there was last year at this time (I know, I tried to walk thru it + we had the dogs get out several times and we had to chase them down in those THORN THICKETS that aren't there this year).  Challenging!  That's a great word!!  I'm concerned about whats going to happen with the trails once we get them established and how hard they may be to maintain...  Hmmm...  Pretty sure it will be almost constant work and yes, I'm really glad we don't have more acreage - though at one time i definitely wanted more.  We've got a nice "slice", LOL.

Diane - some of those pics here in NC aren't big enough to allow you to blow them up "nice".  Part of our property is also in a 2nd county - and that one doesn't have pics of it at all!  Julie is also in a different county - have no idea what she may have available.

Have a crew coming today and we will be working (well, I won't, I'd be in the way) on the floor in the fireplace room.  Larry and I had purchased the sub-flooring and the vinyl wood look flooring strips some time ago but just hadn't gotten around to doing anything - since we'd been so overwhelmed.  Also, I found out it will be tough for me to do some of this work - I no longer have the strength to pull up the sub-floor that is there (most is in good shape - but has had dog urine leak thru carpet/liners so is being replaced in many areas).  Kneeling is also not a real good idea - between my size, lack of current flexibility and the knee surgery i had some 20 years ago, I find that that is very difficult for any amount of time - making kneeling projects pretty much a moot point.  This getting older business has been less than fun the last few months!

Found out that the guy/gal who I hired to come out and start helping on getting our trails in work on houses as well.  He's a sub-contractor.  SOOO - we started working on the floor last week - right before the storm hit (they actually had to leave early since storm arrived hours earlier than expected and their area was hit first).  Larry and I didn't get any more accomplished again - even tho I had 2 days off after the storm due to ice/school closures.

We did do some more clearing of debris the last two times they have come out - just not doing what I'd originally planned (explained in a new post in a moment).

It's been a wild mix of clearing trees/trails; cleaning up debris and now working on the house, too. 

We actually have another floor which we may have to work on(our master bath - who carpets the darn bathroom - wall to wall?????) and next payday Larry and I will be ordering the flooring to take care of the DR and the LR.  Eventually, the whole house will have all the floors redone, the front porch redone (it's starting to rot out) in that composite wood (NO ROTTING, yea!).

Then will look at putting in a french door on the dining room to a deck (composite wood) that will then extend around our above ground pool.  By then, the above ground pool (not the most expensive, but really nice to have) may have outlived it's life and will need to be replaced and we think we may go ahead and do that because it does help us to cool off in the summer and offers copious amounts of water should we have anything major go wrong and need it.  We would have to redo the stairs on those soon - had a lot of problems with the single, narrow climb stairs 2016 season - which limited my use of the pool - even when I kind of needed it.

Yes, Eric (contractor) mentioned something about part/full time employees.  I just laughed!  I have no idea how some folks do it (yes, I do - they have $$ behind them and they do have employees or volunteers that come out and do the work necessary)...  I even have 2 tractor trailers on the property that can be changed into housing (albeit small - but could be done, tho not in our financial budget right now).

That is probably a minimum of 5 yrs of "planned" work - and will be done when we have the finances available.  I went ahead and pulled some funds out of some of my investments (which aren't earning anything and I find losing even a few cents unbearable) - that is how I've set up to have this help (which we hope will get us going and set up for what we need)...  And then when ever we have any extra $$ we are putting it into either paying more on the mortgage or on improving the property.  Trying not to get to frivolous, LOL.

Probably should invest in a "real" fence for the back yard - large enough to keep the darned dogs in...  :(  4 of the 6 dug under the chain link pen today and went for a run again...  Got the call from the neighbors and Larry has been up since about 4-ish (would be 4 am for him)...  Last week - they actually pulled the chain link apart with their teeth and I'm at a loss as to what to use to fence them in right now...

It will be 10 years this August since we brought the property we are now at. Its been a long process but a great rewarding one to say the least. I actually have the original photos of the day we brought the place and when we get a day where its not windy ( which is two a year lol) I hope to get the drone working as Id love to get a few Ariel shots. I dont thnk there will ever be a day where I can say "Its finished" , I think living on land is always considered a working progress.

Your dogs look like they were stopped in the middle of getting up to mischief :)

Too true Ryan, too true!

I still wish this dream come true could have happened a little earlier in our lives...  Like how come we couldn't find this in 2004 - when we moved into the lease of 9 acres just 20 miles from here?  Sigh...  O yes, we were re-building our credit after having some major previous life changes in 1999.  We couldn't have purchased it then, even had it been available. ;)

Why was the subfloor ripped out?  I thought they just added a new layer before laying new flooring.  That's what we did in the two places that got new vinyl in this house.  My office carpet was just laid on the existing subfloor, it was in decent shape.

Most parts of it were in good shape, actually. 

EXCEPT where the dog pee had leaked thru the carpet/liners.  While the sub-flooring wasn't breaking down due to wet, the smell remained...  None of us could smell it during this cold.  But wait till it warms up - the scent would waft up right thru the new flooring.  Besides our dogs (bad doggies), there were several areas where I know we've never cleaned up any urine or otherwise - yet the stains showed definite soiling.  Previous owners had had dogs as well...

There are now several spots in the kitchen, dining room and living room that actually have the subflooring collapsing in between the floor joists.  I never realized that when a floor is built, that there isn't anything done across the floor joists in most cases (like stringers over rafters in a roof) and I was surprised!  We aren't sure yet what is causing that phenomenon.  Guess we'll find out when we get that far!  With as sturdy as the fireplace room seemed to be, this is a huge surprise.  We'll have to see how much of that flooring we'll need to replace.

We've ordered subflooring and the same type/color vinyl flooring for the dining & living rooms.  Not sure when we are going to attempt to take them apart for this project.  To say that that is where we "live" when we are awake and inside is an understatement....

O, I forgot to mention that we worked about 4 hours on Saturday doing the trails.  Some of that was taking down trees that were/are in the power line that runs from "our" transformer to our neighbors house (the 3 acres that used to be part of this place).  Some of those trees will need more crew to work on it - they are too tall for a single person to work on from the ground. 

I took about 200 photos on Sunday while the floor was being laid.  Most look the same as some of the others do.  Haven't started working on resizing them or getting them on line yet.

Cant wait to see pics of the trails. If these are big trees will you be able to use the wood for fire wood throughout winter ?

Thanks!  Here's more pics - this is of the work on Dining Room Floor (molding/edging not done yet in Fireplace Room).  We also purchased the flooring for the LR and will be doing it in February as well as getting the molding/edging work done in all 3 rooms.  Then will go back to doing more work on trails.

Yes, Ryan, we are able to use the trees for firewood.  Because of the time of year we cut (sap not up high), we should even be able to use all the pine as well as the Oak.  Some of it is being left to rot back into the ecosystem and some is being added to the "bonfire" pile in our pasture. 

Here's pics of the DR work.  They arrived about 2.5 hours later than originally planned (I've talked w/ a lot of people and that seems to be common with contractors?) and only worked 'till 6 pm, so the floor isn't done... Thought they'd get it done in one day, disappointing that it's not - especially when they kept saying it would be (I'd originally planned on 2 - was going to do it later in Feb for that reason.  They said could do it in one, so I had them come out earlier, my gosh-awful bad.  Larry NOT happy)...

Several more runs are fully or partially done and that corner is finished.  I will take more pics tonight and see if can get them posted.  Also, we DID do more trail work, still working on some 125 pics, not all of which I will be "fixing" or putting in their online photo album...  BUT will post some of those here as well.

Not sure where the flag is from or originated from.

Floor is coming together well. Its always the way, when you think a deadline or finish date is too good to be true, it usually isnt.

I also have a rather large bon fire ( just waiting to the fire ban to be lifted) that needs to be burned. I wanted or had hoped to do it last year but ran out of time and now there are alot of rabbits calling it home and maybe a fox or two.
